A full-perimeter caulk job covering all windows, doors, trim transitions, and penetrations on a typical single-family home typically runs $450–750 depending on home size, siding type, and condition of the existing caulk. Late summer through early fall is the ideal window — temperatures are stable, surfaces are dry, and the work is done before freeze-thaw cycles begin. That said, any time the temperature is above 40°F and surfaces are dry, exterior caulk can be applied effectively.

Most exterior caulk has a serviceable life of 5–10 years depending on sun exposure, temperature cycling, and how well it was applied originally. South and west exposures tend to fail faster. I can assess condition during a walkthrough and prioritize what needs attention now versus what can wait.

What to Know About Exterior Sealing

The exterior envelope of a home in the Twin Cities east metro faces more stress than most parts of the country. Temperature swings of 100 degrees or more over the course of a year cause constant expansion and contraction at every joint, seam, and penetration — and caulk that was applied five or ten years ago may have lost enough elasticity to have cracked, shrunk, or pulled away from the substrate. When that happens, water and cold air find their way in through paths that aren't always visible from a casual inspection.

The most vulnerable points on most homes are the transitions between dissimilar materials: where wood trim meets vinyl siding, where window flanges meet house wrap, where pipe penetrations go through the rim joist, and where the bottom course of siding meets the foundation. These transitions move differently under thermal stress, which is why they fail before continuous runs of caulk on the same material.

For homes built in the 1970s and 1980s — which make up a large portion of the housing stock in Hastings and Dakota County — original window and door caulk is long past its service life.
