Monthly visits are the minimum recommended for vacant properties. Seasonal cabins need a full winterization visit in late fall and a spring opening visit at minimum. Occupied seasonal properties may need more frequent checks.
Each visit includes a checklist covering water leaks, HVAC and heating function, plumbing, roof and gutter condition, pest signs, smoke and CO detector function, and overall property condition. I provide a written report after each visit.
Yes, I address urgent issues as they come up and can coordinate licensed tradespeople for larger mechanical or structural repairs that fall outside my builder license scope.
